Geocoding services were unreachable while this was compiled, so each address was placed on a
calibrated model of Denver's street grid. Expect about a tenth of a mile of error — fine for
planning a route, worth confirming for anything sitting right on the two-mile line.
Where the numbers came from
Each property's own website first, its management company's site second. Some publish a call-center
number rather than a desk line. Entries marked verify could not be confirmed against a live
official site — check the address and hours on the first call.
How the runs were grouped
Every stop was clustered by actual position so each run is one park-once loop, then ordered
nearest-first from the office. A run wider than three quarters of a mile is marked
“drive between stops.”
Sweets or swag
The Sweets tag marks the 23 communities with 200 or more units — big leasing teams
where a box for the office earns a real conversation. Everywhere else, swag travels better.
Affordable and income-restricted communities
Flagged rather than filtered out. Leases there still require renters coverage and turnover tends to
run higher; the pitch is simply a different one.
